Are you being too picky or realistic?

Being too picky is someone who wants everything perfect and has no vision for other possibilities. I have found many who believe they are being "very picky" end up just knowing exactly what they want in a home. I always enjoy clients that pretty much know what they like and where they wish to live.

If your asking for perfection in a resale home, it may not happen. Every seller who loved their home, created it to their liking. They weren't thinking about the time they would sell to someone else.

Being picky is not necessarily a bad thing either. When thinking of buying a home, we come up with criteria that falls into a couple of columns. A Must Have and Possible Trade Offs.

The must have is generally simple requests like the number of bedrooms, bathrooms, kitchen styles, community, and house and lot size. We can work with that easily! It gets sticky when it comes down to the flooring, wall colors, and unkept landscape. These are things we can easily change (again trade offs), but some buyers have a hard time seeing past these minor things. What we can't change is the layout of the home and the location. No trading there!

If we can help a buyer see past some minor changes (trade offs), and they love the layout of the house, kitchen, house and lot size and especially the community, you can do so much to change that house into your home and better than you expected!

As your agent, my job is to find the best match for you. If the home needs a little love...just know we are already thinking of lowering the price! Of course, it's always about current the market values and if we can persuade the seller to see things our way!
